We manage premium properties in Ohio, Washington, Georgia, and Kentucky. You agree that your use of our services is also subject to the specific house rules provided at the time of booking.

2. SMS and Mobile Communication

By providing your phone number to The Hideaways, you expressly consent to receive non-marketing and marketing text messages (e.g., booking confirmations, check-in instructions, and promotional offers) from us.

• Opt-In & Age Requirement: By opting into our SMS program, you represent that you are at least 18 years of age and have the legal capacity to enter into this agreement.
• Opt-Out: You can cancel the SMS service at any time. Just text “STOP” to our number. After you send the SMS message “STOP” to us, we will send you an SMS message to confirm that you have been unsubscribed.
• Help: If you are experiencing issues with the messaging program, you can reply with the keyword HELP for more assistance or contact us directly at the email or phone below.
• Frequency: Message frequency varies based on your interaction with our services.
• Rates: Message and data rates may apply from your carrier.
• Carrier Liability Disclaimer: T-Mobile, AT&T, Verizon, and other mobile carriers are not liable for delayed or undelivered messages.
• Privacy: Mobile information will not be shared with third parties/affiliates for marketing/promotional purposes. All the above categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

3. Information We Collect

To provide a quality management experience, we collect:

• Personal Identifiers: Name, email, phone number, and physical address.
• Payment Data: Processed securely via third-party providers (e.g., Stripe, PayPal). We do not store full credit card numbers on our servers.

5. Property-Specific Terms

As a user of The Hideaways, you acknowledge:

• Age Requirement: You must be at least 25 years of age to book a property (unless otherwise stated in a specific listing).
• Compliance: You agree to abide by the local ordinances of the specific state where the property is located (OH, WA, GA, KY).

6. Data Security and Retention

We implement commercially reasonable security measures to protect your data. We retain your information for as long as necessary to provide services or as required by tax and legal regulations. In the event of a “Business Transfer” (merger or sale of Seburg Properties LLC), user data may be transferred to the new entity.

7. Changes to These Terms

We may update these terms to reflect changes in the law or our business practices. Changes are effective immediately upon posting. Your continued use of the site following an update constitutes acceptance.

8. Governing Law

These Terms are governed by the laws of the Commonwealth of Kentucky, without regard to conflict-of-law principles. Any dispute arising from these Terms or your use of our services will be resolved in the state or federal courts located in Kentucky. Nothing in this section requires arbitration.
