Dryden Ridge is a new development in the heart of the Gorge that boasts 29, half-acre wooded lots with tons of old growth trees and south-facing views. There are two ridge lines that make up the left and outer roads, so houses will face opposite directions offering complete privacy.

The development offers easy access off KY Hwy 15, just 4 minutes from Nada Tunnel Road, Skybridge Station, and 5 min from the Ace Hardware in Campton. The Gorge Underground is 11 minutes, and Natural Bridge is 13. You won't find a better location on a quieter road.

Utilities & Roads

Water & Sewer

Dryden Ridge will utilize well & septic instead of city water, however if anyone wants city water it is on the street (Old KY 15) and available for use if you bring it in.

All lots will come with a perk test. It is the responsibility of the owner to install well & septic.

Power & Internet

Electric will be run underground from LVRECC. Mountain telephone will run fiber internet underground as well. All will be accessible along the road so each lot can access it. The only thing builders will have to do is connect to that.

Driveways

The road is being finalized now. We're putting driveway fabric under large stones, & filling in with smaller stones to make the gravel stay put.

High Ridge Road is at the top of the hill and will require 4x4 to get to, while Lower Ridge and Middle Ridge do not. The left side of Middle Ridge Road is a peak, so lot #5 and lot #16 (see survey below) look opposite directions.

HOA & Restrictions

HOA Dues

$350/yr for road & common area maintenance.

HOA Restrictions

  1. No more than one residence over 500 sq ft per lot

  2. No portable buildings, campers/trailers; other than for temporary use during construction process allowed. Construction campers allowed for six months at most.

  3. No abandoned vehicles on property, or prolonged repairing of vehicles on property.

  4. All trash is to be well maintained in appropriate garbage receptacles.

  5. No animals, livestock, or poultry of any kind shall be kept on the property, except for dogs, cats, and other household pets., provided they are not maintained for any commercial purposes. All such household pets as may be permitted shall be kept within an enclosed area on each lot, and not permitted to run or stray upon any other lot, or right-of-way. All enclosures for such pets shall be located to the rear of any residence.

  6. One outdoor kennel per lot for any household pets.

  7. All lots shall be kept well maintained of fallen limbs and trees in area of use

  8. The space is purely meant for residential, or rental use. No business of any kind are allowed, aside from STRs.

  9. Developer and HOA can make changes to these restrictions as needed.

  • Reserve any available lot with a $5,000 deposit for 30 days.

  • Buy a lot (or 10) and do what you'd like with them. 10% off the total if you purchase more than one. 13% off if you purchase 5 or more.

  • Buy the land and hire one of our team members to consult with you to design a rental that will do great in the Gorge.

  • Partnership opportunity. Offered on a case-by-case basis. You will be a passive investor and we'll handle the entire process from design to management.

It looks incredible, and the vision that our team has been working on for over a year is finally coming to life.
