This development is in the heart of the Gorge, and only 4 minutes from Nada Tunnel. It's never been logged and has tons of old growth trees and south-facing views. There are two ridge lines that make up the left and outer roads, so houses will face opposite directions offering complete privacy.

The development offers easy access off KY Hwy 15, just 4 minutes from Nada Tunnel Road, Skybridge Station, and 5 min from the Ace Hardware in Campton. The Gorge Underground is 11 minutes, and Natural Bridge is 13. You won't find a better location on a quieter road.

Utilities & Roads

Water & Sewer

Dryden Ridge will utilize well & septic instead of city water, however if anyone wants city water it is on the street (Old KY 15) and available for use if you bring it in.

All lots will come with a perk test. It is the responsibility of the owner to install well & septic.

Power & Internet

Electric will be run underground from LVRECC. Mountain telephone will run fiber internet underground as well. All will be accessible along the road so each lot can access it. The only thing builders will have to do is connect to that.

Driveways

The road is being finalized now. We're putting driveway fabric under large stones, & filling in with smaller stones to make the gravel stay put.

The left side of Middle Ridge Road is a peak, so lot #5 and lot #16 (see survey below) look opposite directions.

HOA Dues

$750 for yr one, then $350/yr after.

HOA & Restrictions

HOA Restrictions

  1. HOA Approval: Owners must secure written approval from the HOA prior to commencing any new construction, renovations, additions, exterior modifications (including changes to siding, roofing, and window replacements), and any land-altering activities (such as significant grading or tree removal). Submit detailed plans and specifications for the proposed work to the HOA for review. Any unapproved construction must be returned to its prior state at the owners’ expense. 

  2. Setback Requirements: Ensure all above-ground structures, including but not limited to residences, garages, sheds, decks exceeding eighteen (18) inches in height, and permanent fixtures, maintain a minimum setback of twenty (20) feet from all property boundaries.

  3. Residence Size: Ensure that no more than one (1) residence exceeding five hundred (500) square feet is constructed per lot.

  4. Temporary Structures: Prohibit the placement or use of portable buildings or campers/trailers on any lot, except for temporary use specifically during an active construction process, and never to exceed six months.

  5. Vehicle Maintenance: Maintain all properties free of abandoned vehicles. Refrain from prolonged vehicle repairs on the property.

  6. Waste Management: Ensure all trash is properly contained within well-maintained, appropriate garbage receptacles.

  7. Septic Systems: Require that any septic system installed on a lot must receive approval from the relevant governing authorities.

  8. Fire Safety: Adhere to all applicable Kentucky Fire Laws. Educate yourself on these regulations before building any fires.

  9. Neighborly Conduct: Conduct all activities on your property in a manner that does not create a nuisance or harassment to any other lot owner.

  10. Liability: Understand that the Dryden Ridge HOA assumes no responsibility for accidents or damages occurring on the retreat.

  11. Animal Regulations: Limit animals on the property to dogs, cats, and other common household pets only, provided they are not maintained for any commercial purpose. Ensure all permitted household pets are kept within an enclosed area on the owner's lot and are not allowed to roam freely onto other lots or rights-of-way. No livestock or farm animals of any kind allowed.

  12. Pet Kennels: Allow no more than one (1) outdoor kennel per lot for permitted household pets.

  13. Lot Maintenance: Maintain all areas of use on each lot free of fallen limbs and trees.

  14. Property Use: Limit the use of all lots strictly to residential or short-term rental (STRs) purposes. Prohibit any other business operations.

  15. Amendment Authority: The Dryden Ridge HOA and The Hideaways 2 LLC reserve the right to make necessary changes to these restrictions and guidelines.

It's amazing to me how quickly, and how many times the entire look of the project changes. If you were riding your jeep around just two weeks ago, all you would have seen are big wooden platforms at the entrance to the development.

Then today, BAM!

It looks incredible, and the vision that our team has been working on for over a year is finally coming to life.
